Hello, I'm trying to get a sense of what it would cost to build a SFH on a vacant lot. Assuming that current zoning allows for construction of a SFH, other than purchasing the land what types of costs would I be looking at to build a home? Thanks, Matt

Hi Alex, I am new to the REI arena and would be very interested in joining a Chicago area community of investors.

Thank you for all of the great feedback!

@Mark Ainley a few weeks ago,a business partner and myself spent several hours driving around the city looking for hipsters.

Hello, I'm trying to get a sense of the best up and coming areas in Chicago over the next 10-15 years. Does anyone have any neighborhoods that they are currently investing in that they expect to be the next "wicker park"? I've been looking a bit in the Pilsen area, but would like to know what others are thinking and how one goes about analyzing a neighborhood in order to project future growth. Thanks, Matt

Rob- thank you for the resource.

Nick- In your opinion, what's the best approach one can take to judge the condition of the block during a walk through of a property?

Thanks,

Matt

Hello Everyone,

Currently I am looking for my first rental property in the Chicago land area.  While I have been canvassing the market it appears that the majority of the inventory has a split block exterior. So far I have had several realtors tell me to avoid split block at all cost and that is what I have been doing.

I am currently seeking any guidance as to whether or not I am over reacting or if split block really is a deal breaker.

My current strategy, for the property I am seeking, is to buy and hold. Any and all advice is greatly appreciated!

Thanks,

Matt
