People who do it in my area go to rent court and get a stack of the filings and hand copy the information from the filings.

Thanks, Ned! I heard it’s not easy and that sounds very similar to how investors in my area have obtained them. Wasn’t sure if there was a different way but it sounds like that’s what I’m going to have to do. Thanks again!

 Listsource doesn't have tax data as far as I know. You can try taxdelinquentlist.net

I’m in the process of starting my first direct mail marketing campaign and I’m trying to avoid the popular sought-after leads such as absentee owned and pre-forclosure so I figured I’d look into tax delinquent owners and landlords who had to recently evict their tenants. Any idea on where to pull these lists from? I’ve searched the county websites but haven’t had much luck. Do I really need to go to Listsource for these? Thanks!

You could get one of those cobalt drill bits and drill through the head of the screw. This would remove the screw without having to rely on the threads. Just make sure to intermittently spray the bit with some wd40 so you don’t overheat and destroy the bit. Good luck!

@Jose Jusino Hey Jose, I felt pretty overwhelmed at first too but it is possible to make properties in NJ work. I've been flipping houses for the last 3 years now and I can say that it's definitely aggressive out there. I would go to some of your local REI club meetings and network a bit. There's a bunch in NJ; sometimes I'll even drive over an hour away to go to some. That will at least enable you to understand what others are doing to be successful and it's always great to network!
