@Eric Schleif Hi, Eric. Thank you for the response, I was going to use 8% but maybe I'll stick with 10%. I'm working with a commercial broker who Dan referred me to. He has sent me a few 12-20 unit properties and I'm just trying to make sure I'm analyzing them conservatively. What are interest rates at lately?

When analyzing multifamily properties in NJ, what is a conservative vacancy loss percentage number to use?

Hi Harold, I took a little bit of a break because I've been in the middle of flipping a few houses and actually started getting into self-storage. Wish I could give you some tips but I honestly haven't got into it much myself. If I could recommend anything, I would say look into Michael Blank's blog and his website. I found his material verify informational.

1. Sounds reasonable. I'm an engineer and I oversee them installed all the time. Contractors usually get $800 to $1,200 per pile.

2. I would think so, yes.

3. There is a chance, all towns differ when it comes to their inspectors.

4. Where is the cracking occurring? How are the soils? Is it adversely affecting the primary foundation?
