Hello @Deangelo Dewberry and @Ryan Bergeron,

As Karin stated above, we have had a couple meetings at East Lyme High School. We are having another meeting on January 20th at 6:30. I teach at the high school and we just meet in my room. The meetings have lasted about two hours or so and we talk about whatever we want. I create discussion questions beforehand, but in general, people ask each other questions which leads to other people asking questions. 

Deangelo, there are a couple of guys that came to the first meeting that are in your area.

Clifford and Jason. I will try to see if I can get them to this forum.

Hello Will,

I had a tenant that kept his dog in a small closet with wood floors and dry wall with baseboard. I am sure, the dog went to the bathroom in there plenty of times. The smell was disgusting. We sprayed the walls, the baseboard, the floor, the ceiling and the shelf with double strength Febreeze multiple times. I washed the walls with a bleach cleaner and then I used Killz 2 the oil based primer on the walls, and baseboard. We stained the floor and put on three coats of sealant.

That was about a week ago and the closed does not smell any longer.

Hopefully, it will stay that way.

Ha ha, no. If he had paid the rent, I wouldn't have any issues with keeping him as a tenant. I made the mistake of being too nice to this guy. There is a long story behind it, but basically everything bad that could happen to anyone ever, happened to this guy and he kept saying "I'll get it next week" and then something else prevented him from paying the rent or he would not show up as planned.

So yeah, he owes $300 for February, $500 for March and now I guess he owes $500 for April and sadly he has not paid.

Hello Everyone,

I am in the process of my first eviction. I have gotten to the stage where I have denied their special defense and a meeting with the housing counselor is being scheduled to see if we can come to a stipulated agreement.

Has anyone done one of these in CT? If so, do you have any tips for the meeting? Should I even create a stipulated agreement?

It is a pretty basic case, the tenant owes one month rent and $300 from the previous month rent. The tenant filed a special defense claiming he paid the rent. I filed a response denying his special defense and now we are going to be scheduled for a meeting the the housing counselor.

Any suggestions or past experience would be appreciated.

Hello All,

Has anyone or does anyone know someone that has had to pay the owner occupant penalty for the Home Path First Look program? Either because they were not moved in before 60 days or because they sold the house before one year?
