Post: Help with refinance issues

Hello everyone,

My partner and me are purchasing 2 properties this month and 3 more following next month. As we are financing all of it through HML we want to refinance it and do popular BRRRR strategy. Issue here is that I don't have tax returns to get a regular mortgage and his income is around $50k. What are our options? One option that we talked about was a portfolio loan right after we get a fifth property and get our cash out but then we can't refinance at higher % and get some some money out. Issue there is they require seasoning of at least 12 month and that doesn't work with HML.

I hope I made myself clear and someone has a good advice.

What you think about this deal? I didn't pull any comps so I can't say anything about ARV but by zillow neighborhood seems safe and rent should be there around 1000 for each unit. Also, anyone knows those guys?

Hi BP community,

After introducing myself here and educating myself a little bit,  it's time to take some action. I decided that this is going to be my career path and something I want to do so started reading a lot on here, read few books, listened to the webinar, going on 2 seminars this week. I connected to some people on here and outside of BP community and meeting them this week. Since i started I'm investing 3-4 hours a day and I'm planning to do more in the future, very dedicated to succeed. I'm very eager to start as I have basic understanding down and as all of the guides on here say that it's time for action then, I'm doing exactly that. I'm an immigrant in this country and it took me few years to bring my life under control as I used to have. I'm trying to say that I'm financially  stable and saving at least $500 every month but still don't have a lot saved. I don't want that to be my obstacle because I can learn the most from doing things and actually investing. I think it's worth mentioning that I live in NYC and I'm aware of the market situation here and me not able to invest here for now so I'm focusing on states around NY, getting a car soon to help me with that. I decided to start with house flipping at first and then building a passive income over time. I have big goals and ready to do anything to achieve them. 

What advice you would give me? What am I doing wrong for now? What should I change?

Hi BP community! I thought after saying hello to everyone and getting basic knowledge about RE it's time to start acting on that. I'm very excited because I know this is career and path I want to take. I did connect to few people on here and going to meet them in person as well soon. Also, I read a lot of threads here, blogs, listened to a webinar, going to 2 seminars this week. So far I'm investing 3-4 hours a day into this and I want to do even more, weekends included. My financial situation is good, meaning I have my financials under control and I save over $500 monthly but I don't have a lot saved as I'm an immigrant in this country and it took me few years to bring everything under control. I think it's important to mention that I live in NYC and aware of markets here so looking to invest states all around NY state. Getting a car soon to help me in that task. I'm eager to start now and be successful, what advice you give me? Thank you in advance for your replies!
