How are you planing on paying for the 5 properties a year? You don't have anything figured into you're plan about acquiring the properties, will they be on a commercial loan, mortgages or cash? The mortgage payment on a property capable of producing 700 mo depending on your area could be more than 40% of 700 alone. I think you need to do some research, if it was as easy as you made it sound everyone would be doing it.

I told her I could do a BPO if I could get information about the property or access to it and she became angry and acted like I should do all this work for free.

Thanks! I could give her a very rough estimate but I have no way to tell if it's a 2,3,4 bed or how many baths etc.... If I guessed and was wrong I would of been the bad guy and I explained to her why I couldn't help her. If I'm going to do a CMA it's going to be thorough and accurate, not based on an assumption.

I am a real estate agent and had a lady call in asking for a CMA and neighborhood information about a specific house in my town. She said she was an investor who was buying the note on the house and would list the property with me if she bought it. I asked around my office and I couldn't really get a clear answer on what she was doing. I was told it was a waste of time because the house was occupied and unlisted on the MLS or anywhere. I can't do a CMA if I don't know anything about the house I'm comparing. I told her I couldn't help her and she got very angry. Has anyone heard of anything like this?
