Post: Medium Term Rental Market in Fort Collins

Hello,

I am looking for agents / property managers that have experience in the medium rental market here in Fort Collins. I have a house that I'd like to plan to rent out this year and to get a new property, I feel like I can get a better ROI going the medium term route than the long term.

Thanks

Looking into potentially buying a vacation home in Colorado. Currently live in Fort Collins, was thinking about Colorado Springs for a market. Main issue that I am seeing is zoning laws for being able to rent it out on Airbnb. I know CO Springs has a law that airbnb properties must be 500 feet apart for investment properties, which makes it much harder to find a property. How are you investors succeeding buying their vacation homes in Colorado in 2021 / 2022 and navigating these laws? Would be interested in hearing about more markets in CO as well people are having success in.

Thanks

Hello,

Looking to network with real estate investors in the northern Colorado area (Longmont, Fort Collins, Greeley, Loveland). I’m working on building a fix and flip business this year and want to meet everyone I can whether you’re experienced in real estate (flippers, lenders, agents, rental property owners, Airbnb) or just getting started as well. Maybe we can grab a beer or lunch and talk business.

A little about me,

My girlfriend and I have one rental property in Greeley area and one house hack in Fort Collins. I’ve bobbed around quite a bit trying to figure out what I’ve wanted to do and finally decided that I want to flip houses for income to get more rentals and of course more flips.

Let me know if you’re interested in meeting. Im here to learn! I’ll buy lunch.

Wow, sounds awesome man. I am not very familiar with the side of RE investing with buying land and building houses, glad to hear it's been doing well for you.

I live in Fort Collins, I bought a house hack in late 2019, and my girlfriend just rented out her home mid last year in LaSalle. We just did a cash out refi and have been sitting on other funds that we want to invest in 2021, I am a bit overwhelmed at the opportunities out there and trying to find the best way to deploy the funds. Do I pay down more principal on my current house hack, turn it into a rental, and buy another house hack? Do I do 20-25% down on a property in Greeley or CO Springs? Do I try to BRRRR / buy properties out of state. Lots of analysis running through my mind. Colorado is a great place, but housing around my area is pretty nuts and the rent's don't justify the price, that is what I am struggling a bit with, house hacking works well in an up market, but what about a down market? There are not alot of multi family properties that I see come up in Fort Collins either.

Anyways we're definitely investing this year, I am curious what others are doing and finding success in.

Hello BP,

Question for the Colorado investors, where and how (strategy) are you investing along the front range. What are you goals for 2021?

Hello BP,

What markets are you finding success in / researching for BRRRR on mutli family residential (2-4 units). Would like to hear some success stories if you're willing to share. I've been stuck in analysis paralysis for a few months trying to figure out what to do next. Im doing a house hack and my girlfriend did an unintentional "BRRRR" type deal thanks to crazy appreciation in Colorado. We just cash out refied and are wanting to keep that money velocity moving into more properties and repeat the process, but im admittedly overwhelmed by the opportunities out there. Anyone else been in the same situation? Advice would be appreciated, thank you.

Hello,

I am looking to expand long distance to north west Arkansas with a goal to buy 1-2 properties a year. I’m looking to find investors, real estate agents, lenders, and property managers that I can net work with to start finding some deals and making this goal happen.

Thank you.
