Hey John. I hope all is well with you. I just came across a property that has Act 135 in place. Did you ever get any information on that that you can share ?

Hi everyone!

I'm investing in Philadelphia Pa and I have some questions pertaining to working with building inspectors and their requirements 


Im doing my first  single family conversion to a duplex. Im exposing the brick on one wall. There was a substantial crack in the wall. In the  initial inspection, the inspector requested i have a structural Engineer come out and write a report of what needs to be done .  Got it within 2 days time . Sent it to him. Called the inspector several times over 3 weeks. Finally he answers. I do the work that is requested i do with Helcal ties as the report describes. He said call for a framing inspection when done and dont do any other work until then. I call when im done. He cancels it because i hadnt pulled the mechanical permits. Thats my fault. I wasnt aware i had to pull them all at one time.  Is there anything i should be mindfull of to have in place for framing aside from the permits ? Ex: joists , bricks, etc? Im not affraid to fail since im new at this but id like to avoid unnecessary problems if i can help it . Can anyone chime in on this pertaining to their experience in Philly? Any help is very much welcomed .

also , what is the best approach when dealing with inspectors who drag their feet ? I feel like they have you in the palm of their hands with no way to argue or theyll make your project sit .

Hi everyone!!!!

newbie here ! I'm finally looking to get into house hacking. Im looking somewhere between stamford and Bridgeport area. I commute to work in NYC. Im running numbers but most properties aren't cash flowing

Im using an FHA loan. I wanna stay under 375k on a home. Im factoring sewer, water, garbage , heat , cap ex , reserves, ins , and vacancy . Im even including property management for later down the road when I aquire too many properties to handle . When I run my numbers, I do it as though im renting out the entire property to see if it cash flows. So far im not coming up with anything over 100 dollars net per month.

Am I accounting for all costs? 

What are your numbers you use as a guideline when looking for a property ? 

Whats a cashflow amount that I should be targeting ?

Any further tips or helpful advice you care to share is greatly appreciated!!! Im all ears!!

hey. Im looking to buy my very first property within the next 3-6 months. I live here in NYC and wanted to know is it better to purchase a 2 or 3 family home ? I'm thinking a 3 family will cashflow better . I'm going to be looking anywhere between NJ and CT for a property and continue to educate myself on both.. Any advice is much appreciated!!!

Also , are there any areas of NJ and CT you recommend I stay away from?
