Hello looking to get a quote from 3 contractors. I have 4 common areas for a 26 unit building that I am looking to get touched up and improved. 

I would like to get a quote to replace main doors with security metal doors. 

I would like to get a quote for painting those common areas (paint ceilings, walls, handrails, casing, and doors). 

I would like to get a quote as well for carpet replacement, 3 floors of stairs and landings to include entrances.

Hello @Jonathan Klemm I currently own a 26 unit apartment building in Park Manor/Grand Crossing area. I have never done a syndication so not sure what that would look like, but I would like to get into the syndication scene ultimately or at least someday. I am kind of looking for someone that knows the ins and outs; especially on construction and unit turn side of things to partner with that would like to invest along side me and get this building up to stable rent and either get cashed out or roll into another investment and so on.

Your PMC should be informing you of this, but IF you are persistantly still asking them for updates, what do you expect them to do? So, yes, they may be ignoring you because you are exasperating them.

Should they be? Probably not, but it's often difficult to find time to get everything done, so corners are cut.


 Thank you Drew, I ask for an update once a month. I think that is reasonable, they did get back to me however they said they cannot provide receipts from housing authorities as they do not send them to owners as it would be very difficult of a process; I am taking that at face value. Hoping next month or so things will begin to look up.

Hello all, 

Quick back story. I have waited 90 days for section 8 rents to come in and when I asked when will they arrive, assuming very soon, they told me another 30-60 days. I have reached out to multiple experts within my market and they have all unanimously agreed that once filed, it should take 60 days at the most in most cases. 

Since then, I have emailed the property manger after getting further advice to ask for copies of documents submitted to section 8 and the receipts they got back. I have heard nothing back after three emails and has been about a week. Should I begin looking for a new property manager? It just feels like they are very busy and are overwhelmed. My concern is that it would be starting over with all new complications and it is a 26 unit apartment complex, so a lot of moving parts.

Hey @Mathew Davis - We do work on the southside of Chicago, but sounds like you might have a good deal already.  If you actually need a full cosmetic unit to turn in an 800 SF apartment, $20k seems quite reasonable to me, if anything it's low. 

Assuming you have properly vetted the contractor I'd take that and get that unit turned asap.
