@Shawn McCormick I appreciate the help and it's really difficult to find a cheap deal here, the idea is to stay out from mobile homes!

It's a cash offer, maybe some house around 60k but a lot of labor to put on that, thinking that I have the crews so will be cheaper, I will start looking for something more expensive too!

And looking more close to the deals on the weast coast for cheaper homes!

Let me know if you have something special around this budget!

I'm a contractor today and I will start with my first property, I'm looking for something that I can rehab hard, I'm thinking that I can make more money because I will have a cost price for the rehab.

I'm looking in Orlando area, some friends, agents, told me that this area is not good now and told me that Sarasota area is good now for a BRRRR

Anyone know any opportunity or any good area that I can buy something for 50 60k and put more money to rehab now?

In my opinion as a contractor I prefer to call the company and tell that the guy did a good job and tell about what he did more to increase the service and ask if you can pay he direct for the extra services.

Normally I let my guys to do some extra stuffs and receive more hours for this, but the difference is they ask me first, maybe because they know that I let them do.

The same happens with me, sometimes the companies that I provide services let me do extra jobs to the clients, out of the original scope, but one hundred percent of the time I let the company know and take the permission.

Maybe you should ask the guy, if he is doing this without someone know maybe you will put he in one big problem to let the company know that he is doing extra stuffs, charging the company for the extra material and receiving all the money.
