Hello BiggerPockets,

I forgot to write my "New member introduction" when I first signed up but my name is Mateus Silva and I am an eighteen year old licensed sales associate in Massachusetts! I graduated high school June 6th, 2015 and had my first born a gorgeous son the following month on the 12th. So far I've been doing real estate full time since November 3rd, 2015. Since then I've hit the ground running my first closing will be on the 11th of December. My first 2 weeks I hunted and persuaded a for sale by owner(FSBO) also an expired. Fortunately I got both the FSBO was a package deal of two multi families the first a three family down to the studs and the second was a two family deleaded and renovated. My second listing that I received was a condominium three stories two bedroom, one and a half bath with finish basement truly a beautiful condo for a young couple. This is an extremely short summary of my real estate career so far closing in at a month and a half of being an agent. All I can say is I'm loving it. I joined bigger pockets to broaden my knowledge in investing in real estate and also tips,tricks,hints,advice,ideas,thoughts, you name it on how to better myself and my career. I know I have time on my side being eighteen and I'd love to really take advantage of every breaking minute of every day absorbing and acting upon everything I can learn here on BiggerPockets and also from books I have and will be reading. If anyone who is experienced in investing has some spare time and would like to teach me a thing or two feel free to give me a shout!

110 total days on market the last home that sold was on the market for 79 days sold for 70k put back on the market after rehab for 34 days and sold for 290k another example there are two other homes that before rehab sat for min of 79-130 days before getting sold and rehabed these are properties on the same street! @Joe Villeneuve

Hello BiggerPockets,

I have found a home that has been on the MLS for 110 days and counting. It began its journey on the market at 119k and as of right now its been reduced to 97k. I believe that with a good negotiation plan and tactics I or someone could acquire this home for around 80-90k! Here is what has been driving me crazy...the potential! On the street of this home I have explained, homes with the exact lot size,exact street, exact as of now living sq. ft., exact everything except modern finishes and also other cosmetics that would certainly be done during rehab have sold for 290k+. I'd like to flip this myself but if my age and credit comes into play in not allowing me to attain finance then I'd bring my father in as a buyer to this property for him to flip. Renovation would be extent from electrical and plumbing to perfecting finishes the whole "Rehab shabang"! My question is does this look like a good deal (Please comment with any information I can provide to better assess that question) , Could I potentially get a HML on this even if I am an 18 years old (Full Time RE Agent also I don't mind having skin in the game cash wise with money down I am aware this will be needed) , Also steps to take NOW if this does seem like a great deal, this would be my first flip and I completely understand what happens in flips coming from "dolphin background"...flippers. I've seen the headaches and I understand what could happen and will happen. I want to do this deal as by myself as possible if possible without help from my father or father in law that both have done multiple flips and are GC's. They most likely would be who I contract for labor seeing I'd get a good discount. Please any advice tips hints anything will help!

Oh I intend to already have my first month planned out neighborhoods to farm, numbers that aren't under "do not call" list to call, FSBO's to hunt and persuade, also explode my advertising and marketing in the areas I have in mind to gain my own buyers sellers developers etc!

Also I'd love advice on sitting open houses for agents in turn for the rights of prospective buyers and sellers !

Also I just ordered that book @Gary Parker I've been reading Robert Irwins books about real estate and just staying current with BP but not to much on Luxury above 1 million at least .

Thank you @David Hunter, and @Gary Parker the mentor I will be given is the office administrator and also top producer she told me she would be teaching me things from town history,handling off market deals, marketing to luxury buyers and sellers(international as well), also how to handle floor time seeing everyone in the brokerage is over 50 and no longer have the enthusiasm to continue doing floor time so Ill have it 100% of the time, and many more things.

Hello BiggerPockets,

My name is Mateus Silva and I have currently been an agent since November 3rd. It has been everything and more that I have anticipated since a child, I am simply in love! Since my first day in the office I was on my own no mentor no guidance due to a poor pick of an office but I figured its not my office working its me so who cares right? After my first week I had nailed two listing agreements on my own, the following week I had put a double Multi family I had listed under contract! Closing is scheduled for next week I cant imagine how I will feel receiving my first commission check. After my closing I will be going to a exceptional property real estate firm William Raveis I am making the move because I felt as though I was left to drown in the crazy sea of real estate by my sponsoring broker who was always absent when needed. I know William Raveis has amazing programs in place to allow me to explode into million dollar properties and more but I want to go in already ahead with some tips in selling/listing Luxury Homes and attaining Luxury buyers to use you and not the other agent! 

A little about me, I am 18 years old graduated High School class of 2015(Honors). I work full-time as an agent/father(4 months old) and will continue to do so. I love cold calls and door to door farming, I am in love with real estate. I'm incredibly knowledgeable on  styles of homes to the history of the home, I am fluent in English,Portuguese,Spanish, and I dabble a bit in Italian. I come from family that deals with property rehab(flipping,buying to fix and hold etc.) with decent rental portfolios and also some family members in Brazil have large developments in the midst as we speak. I don't know if any of this may help but all I am asking is for Advice,Stories,Experiences,Tips,things you'd do if you were in my shoes etc.

P.S. I picked my first agency out of excitement my first ever interview and I picked it ended up being an agency that specialized in foreclosure properties but that wasn't what I wanted to associate myself with. I want to wear gorgeous tailored suits and show exceptional properties like I've dreamt of so I joined with a company that could do so and mentor/teach me the ropes my mentor currently has a dozen multi million dollar listings.
