Thanks for your feedback, What are the pros and cons to these type of funds? Sounds like high interest hard money.

Most definitely because it is a very unique structure. Far more complex than what I’d want to get into. To be clear, I’m looking to structure more 100% financed deals. Not savings account deals

 You can do that. You just have to find the investors, and understand how to manage the risk for them. It's not free money for you to speculate on, you'll get tore up if you play like a kid in the sandbox. If you want to do 100% financed, go find some individuals with the cash to invest, go find properties that you could make them money on, show them how. Get the proper legal, financial set ups and execute it. It's going to be a lot harder in this environment.

And fyi, these aren't "savings" accounts deals. There's 80% of savings missing and/or illiquid.


 Most definitely, that’s why I love reading threads like this because there are so many different options to finance deals and create wealth.

And I didn’t mean that disrespectfully or anything, just using simple terms

First off, Semper Fi brother! Secondly, I would have to agree with everyone. Especially in the Fort Worth Market if there are 0 showings that has to be a pricing issue. I can understand Zero offers, but no showings would cause me to be taking a hard look at the properties local competition and see what the disconnect is. Good luck in all of this! If you want to PM me the listing I would love to see if I have any potential buyers for you.

How does the payment on that compared to the payment on a conventional mortgage? Did you do an interest only? I am looking to use the equity on my investment property to try to purchase another one so I am very intrigued

There may also be someone here or in your local REIA that can help…but most of all, there's the the seller. Once you reach out and ask about seller financing, you may find an opportunity you never expected.

Thank you! @Hamp Lee III I definitely need some help learning how to leverage my property and equity in that property outside of HELOC's/Cash out Refi. I actually currently have an opportunity to use creative finance to get a 9 unit portfolio. I'm trying to use a Sub-to/seller finance to acquire as many of the properties as possible.
