So I have found a property that I've bought between 75%-80% ARV. I'm doing it as a live in flip since it is my first deal. Grinding out the work with overtime that I'm doing at my day job is a very long process at this point. I'll do it if I have to but I would like to see what other options are out there for my business partner and I. I have a 30k budget that I believe I'll be able to stay under. What are some different ways of funding this.

Im doing a live in flip in Clark county, Vancouver Wa. I've worked on houses most of my life. I have a contractor and a realtor that I consult with. My contractor says it's my house so I can do whatever I want to it and get away without pulling permits and I'll have no problem selling it as long as everything's to code. My realtor on the other hand tells me I need to get the permits. This house is personally owned by me and not in an llc. Any advise would be greatly appreciated. Especially if you've had personal experience.

If it's an option for you I'd think about doing a live in flip. That is what I'm currently doing with a buddy I'm going 50/50 with. If not make sure you account for holding costs
So I have been working on my live in flip and have managed to grow my team just by being open with what I'm doing. I've added an experienced businessman and an experienced contractor. I'm ready to start looking for private money and was wondering what some of the rates people have been running into lately. Currently located in Vancouver, Wa and investing there.

Shaun Weekes yes I was able to get it with a conventional loan. All the repairs will be coming out of pocket.

Chris T. If I'm ever wrong I hope people point it out or question me! I'm appreciative that you took the time to post. I actually just got great news that my realtor just talked them into a 6500 closing credit which helps me a ton with coming up with the repair costs.

Chris T. Most of my expenses will just be materials other then my hvac stuff. But even then I have a killer guy for hvac.

Chris T. I have a little insider advantage since I have two different uncles that are contractors. Allowed me to make the numbers work. I've got most of it quoted already.

Two weeks ago I got my first property under contract. 1850 sq ft house for 212k. It's a 2 bed and 1.5 bath that will be easily converted to a 3 bed and 2 bath due to an unfinished basement. Estimated repair costs will be 10k-15k and ARV is looking to be 260k
