Just wondering if I am missing any annual expenses for our property. Here is what I have:

Taxes

Insurance

Snow/lawn care

Utilities

Trash removal

Window Cleaning

Common Utilities

Maintenance

CAPEX

Vacancy

I keep feeling like I’m missing something but can’t quite figure out if I am. Would love any feedback!

@Khurram Mirza The Due Diligence handbook is great to use. Super detailed but you can pick and choose what information to use for each property.

@Mary Mitchell I agree. I think we will start seeing more, as the market shifts. It won’t shift as hard as it did in the past but it will still cycle and uncover more opportunities with SFH

@Patrick Philip I think a majority of larger complexes are found as off market deals. So I would just find out the owners and see what deal you can come up with. I don’t see a lot come through the standard sites - LoopNet and Crexi - the ones we’ve found have been off market and with connections we’ve made in the industry.

Does anyone have recommendations on connecting with national tenant decision makers? I’ve already been developing relationships with a few but hoping to expand that. If anyone has any type of advice at all, that would be great. I understand this may just be cold calling. Does anyone subscribe or find contract info for these people anywhere? Lepond doesn’t have a lot of options for national tenants and I didn’t get a good vibe from RLT. Any others out there? Mason

@Patrick Philip not sure why people can’t give you some info. You basically just need to research your areas. Look for high traffic counts, low occupancy and ways to improve the property and make more appealing. Buy a 9 cap 60% occupied and fill it to make it a 12 cap. That’s the value. Or look for opportunities that would appeal to national tenants and build to suit. Each national tenant will look for different things so make connections with the decision makers and be on the lookout for what they want. We find owners that have low occupancy and aren’t willing to do improvements. We add value by offering improvements and making the space better and more appealing. Hope this helps a little
