Wow, thanks for the quick replies. It amazing me how awesome this site is.

I have watched that video already but thank you for posting just Incase. I'm currently looking for SFH, Multi families are not really an options here. I'm searching for properties in and around Etowah Co Alabama. I'm using online websites such as Zillow, MLS access along with banks and other people in the business.

Daniel, that would be amazing to get your advise and feedback. 


I’m fairly new to the Real Estate side. I currently buy and sell mineral rights in Oil and Gas so somewhat similar. I cannot seem to find decent deals in my area for rentals or flips and I’m unsure if it’s me due to lack of experience or if it’s just my area.. I was wondering, is there anyone that might be willing to analyze some properties with me to show me what I’m missing? That maybe to much to ask but all you can do is say no :). Thanks everyone!!

Mhm, was really expecting more help and advise here...

Any tricks of the trade for getting money to cover your 20% down payments? Please don’t say get a  job or save money lol. Cash runs out quick with 20% down, just wondering if you can shed any light on something that might help.



Also, does the “general 1% rule” normally net you positive cash flow?

Lastley, what is your average net profit on mortgaging a rental following the 1% rule?
