We are in contract with no contigencies, and yes, we already got the leases.  I don't have a property manager in place.

Additionally, I am planning to have a property manager run the property as soon as possible. Any advice on how to turn it over to a manager in the beginning, so that I can learn about/follow along to get to know the individual properties issues, etc..?

Hi all,

I am buying a six-unit multi-family and I was wondering if anyone has a checklist or a suggestions of information to get before closing from the seller, like phone numbers of tenants, which utility providers the Owner uses etc... What is also standard/realistic to get from the current Owner?

This is what I am thinking so far:

1) Leases and Phone Numbers of Tenants

2) Personal property list

3) Current contracts if, any, for landscaping, trash etc...

4) security deposits

5) Most recent 6 months of bills for water/sewer, gas, and electricity.

Anything else? Thanks in advance!

Hi, I'm looking at buying a property in Sommerville/Winter Hill on Freemont St (somewhat near the housing complex and the high school) and was wondering what the rental market is due to crime or safety in the area. Any feedback on rentals in this area? I'm new so I'm not so familiar with the area or the different streets.  Thanks in advance!

Thanks for the info! Is two drywalls with two inches in the middle, filled with Roxul Safe and Sound (and wrapping any outlets with accoustic pads) sufficient? Should I do something else too?

I own two units next to each other (live in one) and want to sound proof the two common walls between the two since you can hear from one unit to the other.

I am very confused about the best soundproofing material. We need to install additional sheet rock to the existing wall with two inches in between. I am confused what goes inside. Is Roxul Safe and sound sufficient? What about using sound panels, or a lead sheet to line the wall under the sheet rock?

How much is needed without being exorbitantly expensive?

Hey Nick, That's really interesting.  This is in the 26-2700 range of that street. Does that make a difference?
