Hey I'm a new investor in Cornwall as well. I have a good realtor who is also an investor in the area which I find is always helpful. I think there are some areas in Cornwall that should be avoided as well as you should probably be aware of quality of tenants..be selective and really do your due diligence when selecting. There is a huge need for housing and about 50% are renters so you will likely never have vacancy issues

I was about to respond to a counter offer i had made when all this went a little nuts. I backed out. I am a brand new investor and I worry that with people out of work and inability to kick out tenants i would be stuck keeping it afloat alone. I also assume the banks would be granting existing owners options to defer mortgages but unlikely the same would apply to people with new mortgages. I am form Montreal and there have been reports in a possible 20% drop in prices in my area. I am not counting on that but i do feel it would be best to wait out the 6 month mortgage deferral period as that will be when people will begin either selling or losing their homes if they are still in a bad situation. We were in a major sellers market with properties selling within the first days well over asking. I think this will shift. Also with the high possibility of a 2nd wave in the fall disrupting the economy again, i think we will see further drops. Im giving it till at least Oct or Nov to see where things stand and will take it from there.

Hey everyone.

I have found myself an interesting off market deal and am looking for real recent SOLD comparables. How can i access a list of sold properties in Montreal without an agent? The price seems really good but it will require work so i want to make sure it will all be worth it in the end and im not valuing this property too high in my head. ( plan to pull off my first BRRRR)
If i get an appraiser im scared the seller will suddenly think his asking price is too low lol
What are my options?

Hey everyone
I am in the process of purchasing a 4 plex in the Montreal area and would like some information. We are looking to put down 10% as a down payment and have my partner occupy one of the units. In order to benefit from the 10% down payment option for owner occupied buildings, is there a minimum amount of time that he must live in the apartment or can he move at any time? I would prefer not to kick out existing tenants so would we be able to claim intent to occupy once a unit becomes available? Has anyone done this and can give me more information about the specifics. I cant seem to find the information anywhere.
