Hi Antonio!  Congrats, that is an amazing accomplishment!  With the amount of cash you have and the roi you would like have you thought about private lending to investors?  Also OKC is a fantastic market, you could get some commercial property that cash flows and earn a good return on your investment.  Please reach out if you would like to talk.

I agree @Buddy Holmes.  Cash Flow is key! @Chad Kinsley Bigger Pockets has tons of calculators that can help you analyze deals.  Practice using the calculators on properties in your local market to get familiar with analyzing deals.

I agree with @ Buddy Holmes do your first deal at home. There are all sorts of unexpected things you can run into and it's easier to handle when your right there. Do your research and figure out your strategy. Start your LLC, get your bank act set up, do a business plan and operating agreement. Unless you plan on doing your financing in your personal name and not in an LLC (commercial loan). OKC is a great market home values are appreciating approximately 12% annually. I would be glad to help you navigate the waters if you choose OKC as your market!
