Hi Zac,

It seems like you have a solid foundation on the financial and knowledge side of things. 

In my opinion, I am a realtor and would suggest you start looking for a good agent who is knowledgeable in real estate investing. Not all agents are "made" equally, so finding one who is an investor as well will help you immensely. I don't believe you need to have everything 100% figured out before you speak with an agent. There is a lot of information out there and a good agent will help you sift through all of that. If you are having a tough time finding a great agent, I have an expansive network and would be willing to help you find the right one to help with your needs and wants. Let me know!

There are so many amazing answers here, I love it!

My "why" is not only for myself but also for my family. I stumbled upon real estate investing from a friend who was successful in the business and started teaching me about it. It wasn't until my wife and I had to move that we decided to keep our primary residence and turn it into a rental. Ever since then, something changed. I saw exactly what my friend was saying all along. Making an extra income each month made a huge impact on my family and allowed us to live more freely. I used to work as an ultrasound tech, but about 6 months ago, I got my real estate license, and I turned real estate into my full-time job. I love the flexibility it offers and the opportunities are endless if you are willing to put in the work.

I use RentRedi and love all the features it provides. I've tried a few other programs that didn't quite do what I needed. 

They have an app as well as website.

Hi Jeff! 

As KC mentioned, Atomic Habits and The 7 Habits of Highly Effective People were great books. 

Another few books I would recommend is 4 Hour Work Week by Timothy Ferriss. Unreasonable Hospitality by Will Guidara. High Performance Habits by Brendon Burchard.

Hi Raul

Congratulations on your new baby! I also have a 10-month-old baby and was in a similar situation to yours. 

After reading your post, I think it's important to consider your family's goals when deciding whether to sell your condo or keep it as a rental property.

If you need to replenish your savings quickly and it is a priority, then selling the condo is the best option.

However, if you're not strapped for cash, and you're comfortable with the potential expenses of being a landlord, then in my opinion, keeping the condo could be a good option. This is especially true if you think the condo has the potential to generate significant cash flow in the future.

Ultimately, I don't think there is a right or wrong answer. Just whatever you feel most comfortable with. I am in the process of putting my condo up on the market. Having a newborn/baby/toddler is stressful enough. I feel a lot better knowing that I'm able to pay off my debt, have a nice chunk of savings, and able to put a little more into some other investments if I want. With this being said though, I am nowhere near paying off that condo to where it would make sense to keep it.

Hi there,

First off, I want to say that I'm really impressed with your drive and determination. It's clear that you're serious about starting a real estate investing career, and I think that's great!

I know it can be tough to get started, especially in a market like Las Vegas, where prices are high and sellers are stubborn. But don't get discouraged! There are still ways to find good deals, and there are plenty of people who have succeeded in real estate investing in Vegas.

Here are a few tips:

  • Work with a good real estate agent. Not all agents are created equal. Find one who specializes in investment properties and who is willing to put in the time to help you find the right deals.
  • Be flexible with your criteria. Don't get too hung up on finding the perfect property. Be willing to consider different neighborhoods, different types of properties, and different price points.
  • Be patient. It may take some time to find the right deal. Don't get discouraged if you don't find it right away.
