What is the best way to inspect a property located out of state before purchasing? How do I fund a reliable source to act as proxy for inspection? Is it better to make the trip to see it for myself?

Yes - and these prospective buyers were brought to us by a realtor. It helped that my husband was a cop. I think it would have been a lot worse otherwise.

I had a lease option with a tenant who had really bad credit. They put $10,000 in an escrow account and were supposed to use the first few months to clean up their credit and purchase the house. They were unable to do that because they had stolen someone else's identity and the bank caught on to them. 

We had a horrible time getting them out of the house. When we were finally able to get back in the house, we discovered they had smeared feces all over the walls of all four bedrooms, they had somehow ruined the carpet (it was crunchy) and had torn down the expensive custom drapes.   

Bad credit is a huge red flag.
