Or even more laughably, it's the white people in the majority that are routinely and harmfully discriminated against?

It's pathetic, my fellow white BiggerPocketeers. It really is.

If folks had read the article they would see that this was something suggested by airbnb customers who asked that airbnb do this experiment.  Do they live in Oregon? It does not say. But also, Oregon is a LOT more than "the country" the Portland MSA is apprx 2.6 million.

Yay Oregon! We always seem to be on the cutting edge of pushing racial equity forward. 

I will say that if one has never experienced bias or oppression then its hard to understand why it might be an important topic of discussion vis-a-vis real estate. 

It will be interesting to see what the results are....

I named one of my entities after my dad - one of his hobbies was collecting antique postcards so I named my company Postcard Properties. I then needed a different name for a building I bought so I was super creative and called it the street address with LLC at the end :)

One thing to consider is keep it simple and short as you will be saying it, giving it to people and writing it a million times over time. Make it easy  - especially if you get an email make the email address (or website) simple!

What state is this in? If it is CA you need to read up on CA law asap. Well you should be doing that anyway for whatever state the rental is in.  

To be frank, it is not the tenant that has not made this a priority it is you.  She is just doing what you allow.  Are you getting late rent fees? 

First, what does your lease state about late rent?  And how late are we talking? 2 days or 15?  If you are not feeling like evicting why not just amend the lease so her rent is due on the date she is paying. this would mean less stress for you but if she is paying the late fee then this also means less money for you.  Only you can decide what is important. 

I generally think self management is best but in this situation, where you are far away and seem uninterested in managing getting a PM would be your best option. Maybe ask on the local forums for a good referral.

No truck needed, but they are handy for example if a tenant leaves behind  stuff you can take to the dump, or at Christmas time you can pick up all the xmas trees and take to recycling.  so many uses! but in reality you can rent a truck for the times it might be needed.

Yes, you can purchase with one commercial loan, but you can also get 30 year fixed rate loans as stated above. This can be very attractive.  I did something similar with duplexes.  Suggest talking to a commercial mortgage broker and a regular residential broker and see how each stack up. I believe you will have more flexibility and a more attractive rate with the residential mortgages.

I would just go MTM at the current rate....  its expensive to have a vacancy and my bet is their house wont be done when they think it will.   Also, FWIW I always do my best to work with tenants - especially the good ones. Your 90 day notice period is kind of harsh -  If you cant re lease your place in less than a month your rent is way too high. How can someone who is building their home know 90- days in advance when it will be done?  Not likely. 

I believe happy tenants treat my assets with care....  and that is meaningful for me.
