One piece of data I’m very disappointed is the active number of coronavirus cases in Clark County.  I have been watching the number of coronavirus cases closely.  Before Las Vegas RE-opened at the end of May 2020, the Active coronavirus cases went down from the peak of around 1500 inflected people to only 1100 inflected people (6500 total inflected minus 300 dead minus 5100 recovered).  I was very glad to see the number went down, and thought we might reach zero cases pretty soon if the case numbers continue to be decreasing.  However, after Las Vegas RE-open Phase 2, when I look at the news today, the active coronavirus cases have jumped up from 1100 inflected people in May 2020 to around 3000 inflected people today (11400 total inflected people minus 400 dead People minus 8000 recovered people).  I can’t imagine that, instead of lower Number of active cases, the active coronavirus cases have jumped up almost 3 times more.  Just very disappointed...

I think listing agents will start having talks with their seller clients about negotiating early move outs with tenants as one way to help with the problem.  Many sellers may wait to put property on the market, or pull current listings.  If sellers have to sell with tenants in place, I think you'll see price reductions or listings will sit for a long time.

Tonight, Nevada Governor Sisolak, just announce that, All Tenant occupied property for sale showing are prohibited.  Buyers can still buy the tenant-occupied property unseen.  However, how about inspection and appraisal?  If inspection and appraisal are not allowed in a tenant-occupied property, does it mean the Buyer purchase is needed to be a Cash offer only without inspection and appraisal?  Any thought how to sell a tenant-occupied property in Las Vegas?  Thanks!

Just look at the COVID-19 numbers.  Stay home and Social distance is necessary and is a must in Las Vegas.  

We have a double on the number of Coronavirus cases almost every 8 days or less. 

If people don't follow the social distance, 8 days later, on 4/15/20, virus may be double to 4000 case, 

then 8000 case on 4/23/20, then 16000 on 5/1/20, then 32000 on 5/9/20, then 64000 on 5/16/20.  Another New York City.  I hope people follow the social distance rules strictly, stay home and not to go out when it is not necessary, so we can keep Las Vegas virus numbers down and have our economy to be recovered asap after the virus numbers is under control.
