Post: buyer/broker agreement...do you use one with your buyers?

It's interesting SlimJim that you mention two different opinions , because most of the responses I've received are as different as the client/situation. It depends on who you are working with. The first client had told me ahead of time she has worked with many agents who "opened" houses for her. She is an immigrant, and I'm not sure she would have even understood what a broker/buyer agreement is.

The second couple were so young, that they got caught up in the emotions of being "interrogated" by the mortgage broker.

I can see how I could have had a "stronger relationship" with them, where they would have turned to me, instead of "running away". But with only 2-3 times visiting, how do you build such a strong relationship?

Maybe more experience...maybe a good question for a blog?

In one week, I lost two buyers. :violin:
Both were preapproved, I was working with both, found homes they liked, and with one we put in an offer.

First client went to the house "next door" to the one she put an offer in on, the Realtor was there speaking to the tenants, and my client asked to see the house. She looked at the house, put in an offer, and it was accepted in two hours. She never told the Realtor she was already working with me, and had already put an offer in on the house next door. :chicken:

The second client had to get a pre-approval from the bank that owned the home (even they had been approved by BofA). Went to the other bank, got upset with the manner inwhich the mortgage broker was speaking to them, (very condensending), so they got so upset, :badwords: they went to a "model home" and bought directly from the builder, (never consulting me or letting me know what their experience was).

My broker suggested I get my buyers to sign a buyer/broker agreement...I am not comfortable with them, because as I buyer I refused to sign them, :protest: and found another agent who didn't expect that from me.

What is your experience? Do you use them? Why/Why not? What is your success? Do people walk away when you ask them to sign?

I have had good success with CL. I use Postlets.com to save me time in reposting...

But I have most success with Open Houses...most visitors to my open houses found it from CL-great buyer generator!

So far, in Sac. CA, CL is free :mrgreen:

Hi thanks Danielle, I hope I have something to contribute. Sometimes I feel so new, that Im in the "be quite and learn" phase. But thats okay too, because I do have alot to learn.

So is that you in your picture or Steve Irwin? :lol:

Hi Josh, thanks for the welcome. I used to do some RE investing, with rentals and all, but got away from it due to relocation. But I would love to start up again. I'm looking carefully, but nothing right now fitting our bill.
The market is actually better than most media outlets would like you to believe, because that is good news, and well, good news doesnt sell. So we do get many homes that are priced for investors right now receiving multiple offers, many people "losing out" with their bid, or even bidding too late. It's good to have an agent on your side looking daily, because that is where I noticed most people are losing out, they are just too slow, and hear about the "good one" too late.

I had a client who I called the day the house she wanted fell out of escrow, they lowered it another $25,000. I encouraged her to make an offer that day, she said she wanted to think about it over night...well with in 4 hours of me contacting her, they received an offer and accepted...the next day was too late.

Investors...have an agent you can trust, and who will work for you, is my best advice. At GMAC we have a written gaurantee of customer service with a 97% satisfaction rating, compared to 67% in the industry. So I am quite proud of that.

Thanks for the welcome....yes it is beautiful up here, I'm originally from southern ca, but made the dash up here 20 years ago...much more green...not great for allergies, but...oh well.
