Unfortunately, my first experience with Section 8 will most likely be my last!!! It has been horrific! I am getting back what is left of my home to rehab the end of March and it is going to run me approx. 40K to fix. Prior to the Section 8 tenant, the home was in "For Sale" condition, due to major work done due to flooding. The prior, new tenant turned on the utilities a day before moving in and the laundry room valves were wide open, flooding the home. We wanted the assurance of upkeep we thought was going to happen with DCA because the tenant would keep it up to avoid losing their funding. NOT the case in Douglasville, GA! Not the case with this tenant.

I NEED a good Property Management Company to help with this home. I have had 2 horrible PMs in the last 18+ years of ownership. I am sure that contributes to the nightmare I am living. I was going to go rehab it for Short Term myself, but I am in CA and my situation will not allow. This home has been our problem child since the beginning due to BAD PM.

PLEASE share a decent Property Manager in Douglasville, GA if you know of one. Grateful for any leads!

Our Tax guy/CPA retired a month after my Hubby passed and less than a month before our LLC taxes were due. I had seen a guy speak at an investor lunch 3 years ago and really liked him but, Hubby didn't want to change. Needless to say, with Hubby gone and then the CPA, I am able to make the changes I want. Unfortunately, it didn't work out well with the new Tax guy and I have a mess to clean up and I need someone who knows their stuff and can grow with me for many years to come. I am hoping that getting a referral in Bigger Pockets, just might get me to someone perfect for me. I would like a female, if possible? Any referrals for someone in, or near the San Fernando Valley?

Thank you for sharing your story, it really helps others to learn and see how possible it is to become an investor. It is the only sure way to secure a future for retirement because it isn't possible to "save" your way there anymore. My husband and I purchased 3 investment properties 16 years ago with the equity in our home and if not for that, we would be in a very different place today. We did it with a real estate networking group which helped us pick the properties and set up PM that we would have NEVER done alone. Helping others is truly the way to success!
