Looking forward to the meetup this week! I’m a total newbie in LA considering buying in KC and am landing this week to get a lay of the land and connecting with Real Estate professionals on the ground. Meanwhile I’m studying up on KC as much as I can from over here. See you all soon!
@Tristan Colborg I just started doing my research earlier this year. I’m hoping to visit the city by the end of this month though, to get a closer look. Any insight from you or anyone else on this thread about zip codes and neighborhoods to avoid would be greatly appreciated!
@Tristan Colborg thanks for posting! I’m also looking to land my first deal before year’s end, and also in KC. Your post is helping me see that I’m gonna have to be persistent. In my case I haven’t even found an agent yet, hope to do so within next few days. I recently got pre-approved for a loan at my credit union here in LA. After hearing you say that even your cash offer wasn’t accepted I’m wondering if going the conventional loan route will make it extra hard to land a deal...

• Do you live in California? Yes. L.A. • Have you lived in California in the past 5 years? Yes. All my life. • If so, where? Grew up in Watts. Lived in different parts of Southeast LA, and have now lived for 4 years + in Koreatown. • Will you be staying or leaving? Staying, though I am open to moving, but not anytime soon • Why? My whole life is here. A job I love, all my family, a church community I grew up in. Plus after all this time, I am still in love with this city. Great music scene, cultural activities, food, diversity, etc etc. • What is your full time income producing job?  I work as an administrator in a Christian seminary (a 5 min drive/ 20 min walk from where I live)

Lane Kawaoka I always see those markets mentioned when this subject come up... I’ve been curious as to why Oklahoma City doesn’t usually appear in these conversations. Based on my VERY rudimentary newbie research, it has healthy population growth, it’s relatively landlord friendly, not too high property taxes, and according to House Canary-good rental yield, and the median home price is $168K. My assumption is that my research is off, since I’m new to this... but am I missing something, when it comes to OKC?

I appreciate all the responses. Didn’t realize it would spark this much discussion. Like several of you said, it’s definitely not something that should be on the top of my list of concerns at this point in the process. Even so, it really was educational to see seasoned landlords go back and forth on issues of law, leases, privacy, tenants rights vs landlord rights, etc. This forum truly is an amazing resource for learning about all things real estate related!

@Mike D'Arrigo thanks for posting that chart. And thanks @Colin Smith for this thread. I’m also looking to invest out of state and am looking at a lot of these same markets. The population decline and higher taxes in Cleveland did cause me to pause on that market. Mike, I’m wondering why Oklahoma City wasn’t on your chart, or why it isn’t mentioned as much in general in these types of discussions? It seems like it would have a lot of the same positives that a market like Memphis or Indy would have in terms of population growth, rental yield, etc

Thanks for your responses. I wasn’t really thinking a situation where I would be in danger as I’m most likely going to invest out of state. Just curious as to what is the norm in terms of guns and leases
