We found a $2500 green egg grill which took multiple people to get it to our house.  Also, found someone's ashes in an urn which was returned to the previous owner.

Is this 101?  I have both 101 and 201 but have not played it since it seems pretty complicated.  I invest in options and short stocks currently but have not played cash flow 201 yet.

Now you have to wait 3-4 weeks depending on how long the deputy sits on the writ.  Altogether in 3 counties so far it takes about 1.5 months to evict someone in virginia.  After they serve the writ, the person or family being evicted has 72 hours to get everything out and you enter with the deputy to change the locks.  The evicted family then has 24 hours to get whatever else they want but you have to let them in.  Then the house if finally yours to flip.  Been there many times.

If you have enough cash you could go to auctions at the courthouse steps and buy a fixer upper.  You need to provide the money to the trustee in 15 days.  I have seen many homes go for cheap if you want to live in them.  We flip in Williamsburg and Richmond.  The houses do not have enough meat on the bone to flip but lots of equity for a live in.
