Biggest challenge for me is finding lenders for the cash out refinance. Any suggestions would be great

Hi Johnny,

It would depend what your motivation is cash flow or capital appreciation.

I'm here in Davao and most owners have relied on short term rentals to make their investments work. Of course now with the pandemic there is a minimum occupancy of 1 month for these properties. On top of that condos here have had very mild capital appreciation. Not like the phenomenal growth of Manila and Cebu.

There may be some great buying opportunities for assets here in the short to medium term but those opportunities will be on offer globally.
