Post: Master Lease Agreement - Completely Foreign?

I've been sending out lots of direct mail, to owners of apartments and retail centers, offering the master lease agreement with purchase option.  I've actually gotten a good bit of calls back from the mailings, mostly saying that they were "intrigued" by the concept and wanted to know more about it.  Some of them seem very interested but then things just go silent.

In other cases, I've pitched the offer for master lease, via agent/broker, and they call me a bit confused.  My own broker says that in 30 years of being a real estate broker, she's never heard of this being done.  So my question here to all of you is... 

As much as Peter Harris and other well-known investors, that claim the master lease agreement is their "favorite creative financing tool", does it really work for anyone?

I love the concept and have gotten pretty good at pitching it, sharing all the great benefits to the seller, etc. and many people seem "intrigued" but then like I said, it just ultimately goes nowhere.

Thanks for the replies guys, the opinions/insights are interesting.

@Bill Gulley actually I know a lot about the hotel business. And master lease options on hotels is nothing new at all... A lot of people that are using the master lease strategy in commercial properties are applying it to hotels.

But thanks for the input, I think I got the data I was looking for.

Hi all, my first forum post...

I am looking at pitching a master lease option on a hotel in Florida.  Apartments are easy to figure up how much to offer on the lease payment.  How do you determine what to pay in the master lease payment?  With vacancy changing daily, how do you calculate a lease payment?

Any insight is greatly appreciated!!

Hello, I am a new CRE investor, graduating from residential. I am interested in multifamily apartment buildings 8-30 units, small shopping centers/strip malls and small hotels. My strategy is buy-and-hold to build wealth through cash-flow and appreciation by adding value.

Bigger Pockets has been a really great resource for me to get started and I've yet to close my first property but I have two under contract and a master lease option offered as well.

Would love to connect with like-minded investors as well as private lenders seeking to put their money in really exciting projects, for excellent cash-flow!
