My brother and I live in the SF Bay Area as well and are under contract on a property in Greenville right now...fingers crossed things continue to go well!! Would  love to connect on further deals in the future in the area! Best of luck to you.

@Jade S. a number of factors played into our decision. 

Firstly, we were looking for a location that would not require a huge up front investment/low barrier to entry. We are also looking for a bit of cash flow out of the gate, and price vs. rents in this area look quite good to us. 

Many of the other areas that we looked at that fit these two criteria also had steep downsides in our opinions. Greenville is an up and coming area and populations are growing at a clip that we also like and has a vibrant downtown area. Schools in the area are rated very high, which is key to us. 

Lastly, my sister and her husband live in Athens, GA which is about an hour and a half away. Being from San Francisco, this gives us more reason to head to Greenville and check on our properties, and also see and evaluate new opportunities. We did not have this advantage in places like Cleveland, Detroit, Nashville, or Des Moines.

This is just our thought and certainly much of it is opinion, but feel solid in our choice and have done our homework. We will be in town on 11/12 touring the area and hoping to find our first deal!! 

Thanks so much for the recommendations David, we really appreciate it. Could I ask, in your opinion, is there anything specific that makes Progressive a solid option? As we are in our early stages of business, we plan to be on the lower side of income. With time though, we will get there!! Thanks again for the input.

A little background here. My brother and I are out of state investors (from SF Bay Area), and have pinpointed the Greenville, SC area to make our first investment property purchase. We have begun working with a real estate agent and have been reviewing deals for a few months, looking for a great opportunity. We now have a couple deals we are intrigued by and the time has come to look for some management help.

Would anyone on BP be able to provide any positive property management experiences/recommendations in the area? Any to stay away from? Ideally this property manager would be able to partner with us and provide guidance as we grow our business in the area, creating a long lasting relationship. We have a solid, realistic plan to grow our business over time and this is a critical component to our long term success.
