I had an amazing deal fall my way from a vacant property. I didn’t want to whole sale the deal I was determined to flip it. I was able to figure out how to keep the sellers financing in place and also created a note secured by the property to purchase this deal. I am now 2 weeks a way from completion and this one has a 30% return with are not easy to come by in California these days. I am sharing this because if you work hard and keep pushing you never know what you may find. Good luck to all.

California can be a great rental market I am finding great deals that cash flow it depends on the location. Yes you. An go out of state to buy rentals but you won’t get the value increases we see in California. I have found some unique opportunities and I keep finding them. My issue right now is I can not buy them all. Would love to chat with you all and see how we can help each other grow or show some of you what it is I am doing.

Anyone have any tips on how to door knock a NOD or trustee that could be helpful I am going to be focusing on this and wanted to see what’s been working and what does not. Calling them? Sending mailers? Email? Text? Marketing what’s do you give them and what Info is important. Best, Martin Ruiz
