Great question Matt.  We are seeing rate reductions before leverage increases.  It may take until 2021.

I would complete a quick google search for local credit unions and competitive rates. Also, keep in mind you should consider which type of loan you are seeking to better understand the guidelines.  

@Lee Mast I would consult with a PML or a HML as they can help you with purchase.

@Peak Deshawne if you are considering a business /commercial Lin, you may want to consult with a PML or HML that can also provide a cross collateral.

You could always consider a PML or HML to provide you a cash out refi.
