so I've been eyeing a property in the next state. it was on the market for 20k and seemed like a great rental opportunity. This would be my first investment so I believe I would feel more comfortable with something on the cheaper side to get my feet wet.

the price was just dropped to 15k and I want to take the plung!

The mortgage would look something like this:

133$ total estimated mortgage , 52$ principles and interest, 15$ taxes, 67$ homeowners insurance

local 2b 2 baths rent for around 150$ per night

Im thinking I cant really lose although I have to do a lot more due diligence on the current state of the house but from what it looks like, it doesn't seem to need much. 

any insight would be well appreciated. thank you!

so I am a newbie ... I want to invest In real estate but my cash flow doesn't allow me to take the plunge

I look everyday on the web at houses in the Massachusetts and n.h. listings at houses under 100k. the monthly mortgages will suit my income as of now and seem possible to get my feet wet. I've seen properties for 30k-60k that obviously need work and time.

are there any advantages to buying super low like I said and holding until I can rehab and or sell for a higher markup.

are the disadvantages to discouraging to start now even though I will be obtaining an asset when I currently have none?

just looking for advise in how or when I should finally start my dream in investing in real estate.

I have made a complete turn around and now the sole supporter of a 4 family household which is tough. that's why the supplemental income would help with my initial investment.

seriously considering becoming an agent to pursue my dream of someday investing in real estate. I was convicted at 19yo and I am now 27. I live in Massachusetts and am still in the system on probation, but have no other convictions. my probation ends in about a year. Real estate investing will be my end game regardless, but I feel like obtaining a license will help me learn the in's and out's while adding supplemental income.
