Is having an Umbrella Policy good insurance?? I have several properties and they all have their own individual policies. Is there anything specific I need to look out for. Any recommendations of companies or do I stick with who I have the individual policy with? Thanks.

Found a 38 lot park that has been totally run down. Basically 0 income. 38 lots with water and sewer. All the homes will need to be removed and the roads re-scraped. My idea is to buy new mobile homes a few at a time, get them rented, buy a few more etc etc, How do I evaluate what the lots are worth without any income?

I am presuming the mortgage you have now is a NON RECOURSE loan. If so I think selling with seller financing makes tons of sense. You can get a premium price. When I have sold with SF I always ask how much they have for a downpayment. You may be shocked how much a potential buyer comes up with. Obvious to say the more down the better. You are now the bank. A lot less headaches.

I have been using Pat Live for several years and can say they do a good job. The bad is the cost. I pay $150 per month.

I am looking for a recommendation on a phone system to answer calls not necessilary a live answering service. Some have told me Freedom Voice works well.
