Hi everyone! This is Martin.

Our company, DMR Resolutions LLC, is focused on buying properties below market value for quick sales or marketing properties for top offers through MLS and other networks. We're expanding in 2025 with a goal of closing more deals a month and would love to connect with others who are active in the real estate space.

I’m looking to network with:

  • Realtors: Let’s collaborate on listings, open houses, and off-market opportunities.

  • Investors: Whether you’re buying or selling, let’s work on win-win deals.

  • Wholesalers: I'd love to JV or discuss how we can close more deals together.

  • Lenders: Let’s talk about creative financing options for deals or pre-approved buyers.

  • Private Equity Groups: Open to discussing how we can work together on larger projects.

If you’re active in the McAllen, TX market or surrounding areas—or even in other markets and just want to share ideas—let’s connect! I’m big on collaboration, building referral networks, and finding creative ways to make deals happen.

Feel free to DM me here. Let’s make 2025 our best year yet!

Quote from @Arkadiy Iliyayev:

I'm looking into a couple large apartment complexes in Brownsville and just sent out an Loi for one of them. This is for a long term hold for at least the next 10 years. There is an 18billion dollar gas plant that is being built in Brownsville on the Port and is expected to bring in 5k new jobs. https://gcaptain.com/nextdecade-finalizes-18-billion-investm...

I'm also told that Rio grande valley is booming in growth around areas like Mcallen and brownsville.

Am I not calculating certain risk from being so close to the border with all the political/migration issues going on around there?

Just wondering what other people here think of the area and if you would invest in Brownsville.

Hello Arkadiy, yes I would invest into the Brownsville area. The RGV itself has several great investments and worth investing here for multi family.

I recently sold a 18 unit a month ago and my same investor is purchasing another 36 unit from me and after funding he'll be picking up another 38 from us, this gives you an idea of opportunity in the area.

If you're looking to large complexes let me know, i'll be picking up a potential 60 unit that you might be interested in, I work throughout the whole valley.

Quote from @Mauricio Perez:

I have a property that I already repossessed through a foreclosure, but the previous owner does not want to move.  I have repossessed the property  five months ago and he does not want to move out.  Any advice on how to evict him? or any legal recommendations in Texas.

Try to offer them cash to see if they’ll get out

I'd like to House Hack in the future as well but I plan to get a 4 plex to get more revenue and try to see if the 3 rented can cover my mortgage. Let me know how it goes, i'm interested.

Hey guys I got a 6 plex with 2 houses and 14 apartments for sale but I just wanted to hear yall's opinions on what's a good cap rate for multi family properties here in the Rio Grande Valley.

Hi,

Recently been looking at alternative investments, particular rural land, subdividing. Some of these require a few hundred grand. How do I (or people in general) connect with some like minded investors, so each puts in a smaller portion? At the same time the partners might complement each other, etc.

Alternatively, how do I connect with hard money lenders?

Hey David, you should attend local Real Estate Meetings you’ll meet lots of investors that would like to partner up in larger scaled deals.
