@Marcus Auerbach thank you for the response! That was very helpful.  It’s just a bit daunting never have quoted or worked with a contractor before so don’t want to be under estimating anything on my first fix and flip.

Hello fellow investors and team members, i am looking to network with fellow contractors in the Milwaukee area that are investor friendly.  I am looking to create a relationship and bring contractors to view houses prior to purchasing them. I have called several contractors in the area but they all require me to own the home before providing any quotes. Any contacts or help would be appreciated:) thank you!

Are there things to look out for and or any fees that may not apply or should not apply on investment properties when reviewing final disclosures and working with a mortgage broker?

@Bob Stevens thank you for your reply. Yes do not want to be backing out of deals but also do not want to be slow due to first timer learning curve.

@Bryant Brislin I am currently interested mainly in BRRR method as well as buy and hold for rentals. I am in the process of doing first Fix and Flip and looking at a property. Don't want to lose the deal due to my slowness of learning curve if that makes sense :)

I am just starting out and it seems that by the time I look at a property, do the initial analysis, find a contractor and finally start the offer process, too much time could pass and the deal could be gone.  Would a strategy then be to put that property under contract right away?  If you do and the deal is no good what is a good exit strategy for houses under contract, and how exactly do you put a house under contract?  Thank you
