 I didn’t know about the meet ups will look into them already found two in my next town over.

Hi guys looking to purchase my 1st property , due to a family emergency I need to start looking for a property now instead of waiting one more year for qualified mortgages. I have a successful last mile delivery service company’s in Northern NJ. I have extensive knowledge of 80% of Union County Towns since I service these areas 7 days a week . I already manage my fathers 3/plex in Elizabeth which cash flows $400 a door. I am looking for any lenders or references that can help me with Finance . I plan to refinance later after a year . Hi , I am a 1099 contractor and looking for non prime lenders. I am based off New Jersey.

I got a little experience with the Elizabeth market , currently house hacking a triplex and my father use to own a property in the Elizabethport area that he had to let go of because tenants wouldn’t pay rent . This was around 2009. I would say stay away for Elizabethport unless you can find reliable tenants. Currently the Elmora/Elmora Hills section is too expensive to cash flow but maybe you can find a good deal. I’m personally looking to invest in the north side of town ,bayway area and  Peterstown section.  Let me know what you currently looking at maybe I can give better description of the neighborhood.I am still tempted to buy in the Elizabethport area , I feel like there are a lot of opportunities if you are willing to take the risk.

I currently rent to someone who qualified for this program. It looked fishy at first but I did a google search and it seem legit.  I got 4 checks totaling a year worth of rent upfront . So far the tenant has been one of the best tenant I have had. I remember her reasoning for choosing my apartment was for its proximity to the train station.
