With so many HUGE anchor stores, such as, JC Penny, Macy's, Sears and others closing many stores around the country, what's the future of retail? Is industrial going to keep booming because of online retailers like Amazon? Or will retail bounce back in the future with new mixed use buildings and more modern "hip" retail companies needing a place to lease?

@Walter Milam Congratulations on your deal! I'm currently looking into the Bakersfield market for Multifamily properties. Any parts of town you'd recommend for C Class properties? Also, what parts should I avoid? Thanks!

@David Faulkner Yes, I definitely don't want to make it seem like I'm "using" them for their knowledge or anything. I just want to make sure that I'm walking away from the conversation having learned as much as possible. As far as focusing on "anything you can do for them" what would be some examples of that?

What are some questions a new investor should be asking more experienced investors in their area? For example: "what do you look for in an investment property?" or "what kind of CoCROI do you look for?". I've been pushing myself to network and reach out more so I'd like to create a list of questions to study for future meetings. Thanks!

Good morning everyone, 

I'm a real estate student in southern California and should have my license in about a month and half or so. I've been developing my business plan over the last couple of weeks but I feel that my prospecting section could be better. I know some agents recommend finding one or two very effective prospecting techniques instead of many, so I thought I'd come on here and ask all of you more experienced folks for suggestions. What are some of the most effective prospecting techniques you've used? I know every area is different, just want to get a few ideas. Thanks!
