Brian ask your drywall contractor or GC if they have experience with resilient channel. It's a way to isolate the ceiling from the joists above. It's going to more expensive that the standard wood strapping but depending on the market, i.e. How much you can rent it for after, it may be worth it. Here in the Northeast it's not that common in residential homes.

Hi All,

Thanks for the advice everyone.  I downloaded the UBG and just started reading it.  Patrick I currently own a two family and I am living in one unit and renting out the other.  I'd like to purchase more property and I am leaning towards buy and hold if the right deal comes my way.
