Don't forget to include vacancy, maintenance, CapEx and property management in your calculations. Even if you're planning on doing most of the maintenance and property management you still need to value your time. Hope that helps!

@Blaine McGaffigan I would recommend Franceanna M Campagna with Campagna Realtors. She just sold a property for us in East Dallas and she specializes in that area.

For vacancy I used the number that my property management company gave me for the area. I guess it can vary from market to market. For CapEx I used the numbers I got from the appraisal. It had a break down of everything you'll need to replace eventually and what the estimated useful life is for each item. I've seen other estimates from anywhere between $50/month and $150/month and I guess it will depend on the size of the property and how well it's renovated when you purchase it. For maintenance I just went with a number that seemed reasonable to me after talking to several investors.

I'm not claiming that these numbers will work out perfectly. In fact I'm hoping I've estimated them too high and that I'll end up with a good surprise :)

I would love for some more experienced investors to weigh in with their long term experiences!

I'm buying fully renovated single family houses. In my estimates I'm using 7% vacancy, $60/month for maintenance, $90/month for CapEx when I'm calculating my expected monthly cash flow. So this equals $1800/year for expected maintenance plus CapEx.

I'm expecting CapEx to be far lower first few years, but it will grow over time when you'll need to replace a roof or whatever.

I'm in the process of purchasing 7 single family rentals in Kansas City. I'm looking for a good property management company for this market. So far in my research I've come up with these 2 alternatives:

1) KC Commercial & Residential  Management 

2) Voepel Property Management

Does anyone have any experience with these two companies?

Any other recommendations for property management companies for Kansas City?

I'm looking to do a 1031-exchange when selling a property in Dallas Texas. My wife did some research and found Andrew Gustafson with Atlas 1031 Exchange, LLC.

Does anyone have experience working with them? What was your experience like?

I talked to them a few times, but the returns seemed on the low side. Also they were pretty unresponsive so decided to not purchase any properties from them.
