I'm trying to figure out a great area to do a buy and hold rental - what is the Dumfries area like?

Also wondering what the Virginia Beach area is like for rentals - buy and hold also. thanks!

I have a SFH that I want to rent out to 3 separate tenants (college students) - 3 separate bedrooms. How should I structure the lease? Should I deal with each person separately or have one of the students be the main person I deal with?
