if you buy a lease option , are YOU required to be the tenant that lives in the property ? if not, what papers and information would the seller need for the other tenant to move in if any. and also is the rent that the tenant pays monthly, paying a percentage of equity in the house? any answers appreciated thank you!

Thanks, I just called a local property manager and offered to help him rehab in exchange for some learning.. 

im thinking that i might do mobile homes since they're so cheap I could probably buy one with credit cards

Okay so basically im 20 years old living paycheck to pay check basically. I have a bout 3 grand in cash , 3 credit cards that hold a $2500 limit and I make about 14k a year at my current job.

I recently talked to a guy and asked him how do i get started and he said that i would need about 40k to get started to real estate. that was highly discouraging because theres no way i could come up with 40k of my own money to invest in real estate. 

Ive tried trying to sign up for the personal loan website and they qualify me for loans of $1000 and $750 thats ridiculous.. 

so could someone please enlighten me on the ways to invest in real estate with low money in the game or atleast a way to find a lender

i've searched and applied for almost all the online sites and got rejected . I need a loan for $25,000 for a house that cost $18,000 and needs some repairs.  im 20, have a stable job make 14k a year with that not much but been working their for 2 years. also i might not have to use all the money for the repairs I could use credit card limit is $5,000
