Hello everyone. 

I rented apartment in NYC on 12 months lease. After 6 months all tenants decided to leave. They been nice .We provided after renovation apartment. They paid a security deposit. After 6 months when we are inspected apartment we want to charge them for a damage and missing parts in apartment and cleaning fee. We have in the lease policy while they will break the lease, we will not give them deposit back and we can take all desosit. They also have to paid me rent till we find someone who can take their lease. They do not want to pay and they found people so we accepted. Should I give them their deposit.? They do not want to pay it for a damage and cost of cleaning services. They move out apartment in the same day when a new tenants move in. They promised me everything will be ready to move in. Apartment was a very dirty. All appliances was sticky,  greasy cabinet, mold in the bathroom and cupboards have a lot of old dust, shelf in closet too. My hand was all covered by dust. I tooted a pictures because they told me apartment it’s clean. What should I do.
