Quote from @Devin Peterson:

Hi Marshay!

He would definitely be seeking a DSCR investment loan product. All you would need is 20% down payment plus closing costs. There are no W-2, tax returns, paystub's, or personal income associated with this loan. The rental income qualifies as your "personal income quote so to speak.

Thank you!!!! I was leaning towards that. I just hate I have to go back to the drawing board to build my capital back up for the DP. I could use my commissions for the closing costs or DP if the seller is open to offer for seller concessions.

I’m also looking to join a group! My interests are in all things real estate. I’m a realtor but also looking to invest and develop! I would love to connect with other agents, investors, contractors, etc.

Thank you!

Hello, I am a new investor looking to secure my rental property. However, I am in need of options for lending. I own my primary residence, credit score is 700+, 1099 worker, I just haven't secured my investment property. I'm not sure if I need to have 3 or 6 months proof of funds in my LLC or if there's a way to still get funded without having money readily available. Please assist, thank you!
