Hey BP, I'm new to the platform, but would love to get a little insight from any flippers in PA, specifically Philadelphia. I've got my first house in Philly under contract and am wading through all of my closing costs (I'm using a conventional mortgage) I have a good understanding of what I'll be paying upon purchasing the property, but I want to get a better idea of costs associated on the selling side. Obviously realtor commission is the big ticket item, followed by transfer tax, which is split between buyer and seller here. What else can I expect to pay when I sell the house?
