I want to learn more about the Baltimore, MD market. Is there opportunities for cash flow rentals and or flips ? What areas in Baltimore is ripe for investing?

Thanks for the connection @Steve Vaughan, and the information provided by @Russell Brazil@Russell Brazilis priceless.  I am not familiar with the German-town and or Frederick area but am more than willing to take a drive out there and survey the area.  The idea of cash flow condos sound interesting? Would those condos be rental conversions or would you just purchase existing condos and rent them at a mark up?

Thanks for the reply @Steve Vaughan, my silent partner will most likely get the dollars earned above the 100k marker that's why I used the ballpark figure.  

I think my goals are a mix between the two you mentioned.  I kind of like flipping cause my passion is doing interior renovations.  I did all the rehabilitation work on the current property I'm selling.  Also, I have a growing interest in eventually holding commercial and multi-family units. But, I'm honestly focused on making the right next step, being as though 100k is not that much money. 

Question: would it be wise to leverage that dollar amount obtained into another flip before the winter season?  With that being said is the market still fruitful with buyers during winter months and or when school is in session? Or being as though we are approaching summers end should I focus on obtaining my first multi family unit building?

I'm just wrapping up on my first flip.  I should yield a little more than $100,000.00 and I want to reinvest back into another real estate deal.  What type of deals should I be looking for and is it too early to think commercial? Any advise is greatly appreciated.
