Here in the Mid-Atlantic Trenton-Philly area, and looking to close financing on a (1st time) raw land purchase w/ commercial development deal.

Anyone here familiar with the concept of partnering with someone who has the lender-required experience in order to qualify and get approved on a loan??

Have you formed this type of partnership previously? Pros/cons? Formation & exit strategy?

Interested parties??

Trying to navigate this as a viable option to secure financing.

From your own experience, what is the MOST EFFECTIVE and CONVENIENT way to collect rent from your tenants? How did you learn this?? GO!!

A partner and I discussed shifting our attention to large section-8 rental communities for the consistent income - anyone familiar with the space & barriers to entry? Thoughts?

Who can explain what the "Pro-forma Cap Rate" and "Purchase Cap Rate" actually represent on the BRRRR and Rental Property Calculators? Having difficulty w/ numbers, particularly backtracking them.
