I'm working on my second deal. It's with a family member. I was planning on taking a personal loan to pay off the remainder of the mortgage <5k. Then refinance and use the equity to pay off personal to turn this into a rental.  Does this seem logical or is there a simpler way to go about this. Input would be greaty appreciated.

Hey, I'm am looking into some funding solutions. I am a Real estate agent so wholesaling isn't my perferred way to start investing. So I wanted to know if simply getting a small business loan or personal loan would be a good idea or going threw a private funder would be better. I've come across a couple sources on "the real deal" if your familiar. Not sure how legit they are. It would mostly go towards marketing, and payment for fees, contracts, etc...and possible my next investment..... Also could anyone recommend a ball park amount to cover cost of before mentioned........FYI I have a llc "Open Door Investors Group"  and does anyone frequent the real deal meet ups
