I am looking for a PM company to manage my LTR in Lakewood, CO. Any good recommendations that you have good experience with ? 

Hi community,

I  just started out in my real estate journey and current own one rental. I plan to add more rentals in the next few years and will mainly focus on buy and hold. I am currently debating if I need to work with a CPA right away or wait until I have enough properties. I use turbotax for filing my taxes. Majority of my taxes I will own this year are from W2 income and I do not qualify as REP. 

With this, what potential value can a CPA bring for me at this stage ?

We recently had a sewer inspection on a property that we are under contact near Denver. The sewer inspector found two issues:

1. Small offset at 60 feet.

2. Large offset at 22 to 24 feet. They do recommend replacing cast iron pipe to clay for this portion.

I am looking for your input based on experience on the following items:

1. Is the process of fixing this quite involved ? 
2. Will fixing small parts of sewer line be a good long term solution ? Or do you recommend I budget for a full sewer line replacement in the near term ? 

If you have had a similar experience, I would love to know what your approach was and whether you would recommend it.

I am currently in contract on a property where the seller has agreed to address all items from our inspection objection. What is the best way to verify that the work was done per our contract before closing ? 

The work agreed by seller include repairing sewer line, window replacement and HVAC service.

Hi BP community,

I am shopping for insurance on an investment property (duplex) located in Lakewood, CO. I know insurance varies by coverage amount, exact location, property condition and several other factors but I would like to get a general sense of insurance costs in this area. The property is 70s built has roof in average condition and is about 3000 sqft in total.
