Post: Multifamily Absorption Rates

Basically what I am trying to do is compare a bunch of different markets based on several categories, one of which is absorption rate. I suppose I could call around to different management companies in each market who might have that info, but I thought there mightbe an easier way.  I am guessing that the information is already out there on the internet, I am just not looking in the right place, but maybe im wrong.

Hi, does anyone know where to find absorption rates for multifamily properties for different markets? I can find pretty easily historic data on employment, population, and even building permits, but I cannot seem to find any info on absorption for various markets. I have looked through CBRE, but they mostly have reports, and even then they do not focus on smaller markets at all. Does anyone know where to find the raw data for that?

From what I have read, lease options have changed a lot in the past few years after the Dodd-Frank and SAFE acts have been passed, but I believe the laws also vary from state to state. If I were starting out with lease options, I would definitley find a lawyer who has recent experience with the regulations around these.

Hi, I am new to the site. I am currently looking for turn key rental properties in Texas, North Carolina and Indiana. I am hoping to network on this site and find good management companies, CPAs, and lawyers in different markets. I am also currently looking for a new management company in Salt Lake City if anyone has any referrals.

I created a checklist of functional items (faucets, deadbolts, garbage disposal, etc) to check every time there is a new tenant, that way if they break something, you can go back to the checklist and show how it was working properly when they started renting the place and you have a better argument to pass the cost on to them.
