I don't feel that it would increase rent since to the tenant it is a net-zero difference in my opinion. A tenant may even argue that they use less power than you're charging them. 

However, I have a related question whether solar panels increase ARV or from a subjective standpoint from a buyer in a flip situation. Does anyone have experience with this?

I’m in the same boat as you in CA and starting out. There are areas with sub 300k home prices. I’m not familiar with the Bay Area’s peripheral towns, however look into the Central Valley. 

Have you thought about partnering with someone for your first deal?

Hi BP community, I just joined after listening to numerous podcasts and reading BRRRR. To my embarrassment I work professionally in real estate development but haven't done any personal real estate investments other than my primary residences. My background is in both commercial construction and development. I think I'm the typical example of someone in my industry who has spent too much time being an employee rather than prioritizing the the effort to be my own boss.

I'm looking forward to learning more from you all here and hoping to contribute anything that I can.

My personal interests other than real estate are cycling, travel, and watches!
